Often, just as much time goes into the planning phase of a project as the construction phase. Although relatively unseen, the planning phase of a project is the 'make or break' stage when it comes to cost and quality control for a building project, not to mention complying with all the legal requirements of the heavily regulated construction industry. There are a number of steps involved before you can turn that first sod on site, and we've outlined a few of the major ones below to help you navigate the maze you're able to walk into.

Planning Permits
Before you start thinking up your dream home, make sure you've got all the approvals you need to develop your parcel of land. Local planning schemes, zoning regulations or 'covenants' on titles of land can limit the way in which you're allowed to develop your property. Make sure you meet with the Town Planners at your local council to tick off this crucial component prior to planning other areas. Planning permits can take up to 6 months to process, so if you need one for your development, you're better off applying sooner rather than later!

Building Design / Architectural Drawings
Be it an 'off the plan' home from a volume builder or a bespoke architectural design, the next step in any building project is coming up with a 'concept' design which can then be developed into a detailed set of drawings, or plans. The look and layout of a house is designed and drawn by an architect or registered building designer; STRUCT Consulting can recommend a few designers to assist with this component of works if required.
Structural Drawings
Once your house or renovation layout is finalised, it's time to engage a structural engineer. STRUCT Consulting offers structural engineering design and drafting services for all things concrete, steel, timber and masonry. We can also complete the civil design works associated with storm water drainage and property access. Many builders can complete the framing design for standard houses provided that the design meets all the code constraints - anything outside of this needs to be designed and certified by a structural engineer who is a Registered Building Practitioner (RBP). If you're renovating, you'll need a structural engineer to assess the existing structure and determine the load bearing elements before proposing any changes to the structure.
STRUCT Consulting has two registered building practitioners with extensive experience in the building and construction industry who are able to undertake and certify structural designs. A Form 126 (previously Regulation 1507) 'Certificate of Design Compliance' from a registered building practitioner is required for a building permit to be approved.

Geotechnical Investigations (Soil Testing)
Geotechnical engineers specialise in all things earth related. Their investigations and associated reports are required in order for all building foundations to be designed. In the Wimmera region, the typical highly reactive clay soil types are classified as class P (problem) sites. This means a structural engineer is required to design the footings by engineering principles. Whilst STRUCT Consulting do not undertake geotechnical investigations, we can assist you by engaging a geotechnical engineer on your behalf and providing them with all the information needed to undertake their investigations.
Building Permits
Once all your documentation is ready, and you've found a builder (or you've registered to be an 'owner-builder' through the Victorian Building Authority website), then it's time to get a building permit. You will need all your drawings, reports and planning permit, along with an estimated cost of your project value and your builders details in order to lodge a building permit application. Often you can ask your builder to carry out this step for you. If you do need assistance in obtaining a building permit, STRUCT Consulting is more than happy to discuss your needs.
